In the last few years, I've heard of a few 'no-so-fantastic' encounters with the Home Warranty providers, so my recommendation would be to call several different companies and ask them to provide a sample of their current Home Warranty contract.  That way, you can read through the fine print and make sure you are covered at every angle.

Hi Kerry - Great points made.  I had a buyer who had a good experience with the home warranty that was included in his transaction.  Upon taking possession he experienced a couple significant problems with the home and contacted the company who held the warranty.  He was able to get his problems resolved at a minimal cost.  He was thankful to have a home warranty and it really saved him a lot of money.

Hello Kerry. Some Home Warranty companies seem to not want to pay on ANY claim, and fight you tooth and nail. Others are excellent.

Jon and Gary - It really is so difficult to tell which one to go with if you are a buyer.  I know several people who were so thankful they had a Home Warranty when one of their appliances needed repair -- it only cost them $35 to have a service technician come out.  If they wouldn't have had the warranty a simple repair to their ice maker could have been $300. 

Long story short, I still recommend that my home buyers get a home warranty, just that they speak directly to the home warranty company the choose and read ALL of the fine print.

Actually there are few things buyers can do before purschasing home warranty. It is not that difficult to research home warranty companies and weed out the bad ones. Here is a website that lists all home warranty companies and customer ratings in one place
