How long will it take to sell a home in Atlanta GA?
It is usually one of the first questions Atlanta home sellers ask their Realtor before listing their home... and it's completely understandable! I don't know many homeowners who enjoy buyers and agents coming through their home for weeks or months on end. In previous years, it was often difficult to gauge how long it would take to sell a home in Atlanta, but after reviewing recent home sales data, many Atlanta neighborhoods are selling homes in RECORD TIME!
So how long it really takes to sell a house in Atlanta's most popular neighborhoods?
The numbers in the chart can often be a bit misleading, so here is a quick breakdown of the time frame to sell a house in six popular Atlanta neighborhoods:
MORNINGSIDE Atlanta homes sold in 56 days on average in 3rd quarter of 2012.
That's 35% faster, as compared to the same time last year AND 2008. 37% of the homes sold were under contract in less than a month and 15.5% only took ONE WEEK to sell.
VIRGINIA HIGHLAND homes sold in 61 days on average in 3Q 2012
HALF THE TIME it took to sell a home at the same time last year. 28% of all the houses sold in the first week!
CANDLER PARK homes are selling in 89 days on average.
Although declining, this time frame is a bit misleading, because the Candler Park real estate market is on fire! Believe it or not, 43% of the homes for sale in Candler Park were under contract in 15 DAYS!
OAKHURST houses only took 56 days to sell on average in 3Q 2012
Like Virginia Highland, this was about HALF THE TIME it took to sell a home at the same time last year. A large percentage of the Oakhurst homes were only on the market for 7 days or less. This popular City of Decatur neighborhood is experiencing the shortest of time on the market in over five years!
EAST ATLANTA homes are taking 87 days to sell (3Q 2012)
The good news is that the average time to sell a home in this affordable, hip Atlanta neighborhood dropped by almost 20% from last year and is the shortest time frame in more than YEARS! Over 30% of the homes sold in less than 2 weeks and close to 50% of the East Atlanta / Ormewood Park area homes sold in less than a month.
GRANT PARK houses took an average of 110 days to sell
The time it takes to sell a home in Grant Park is declining, just 110 days on average. The average is a bit misleading, as over 28% of the homes sold in less than a week and it only took a month to sell 50% of all the Grant Park homes.
HOW TO SELL YOUR ATLANTA HOME QUICKLY
Even though Atlanta homes are selling faster than that have in several years, you still have to have a strategy in place to make sure that your home is in good condition, is staged well, and is priced at fair market value. There are also several other things you can do to with your real estate agent to ensure that your home gets the most visibility online and with local agents... before it is even listed in the multiple listing system (MLS).
