APS redistrictingOn January 30th the Atlanta Public Schools will be holding the next Demographic Study Public Meetings regarding the APS redistricting for the Jackson and Grady High School clusters, which includes Springdale Park Elementary, Morningside Elementary, Mary Lin Elementary and Inman Middle School, Toomer and many others.

This is such an important issue for your children's education.  Even if you don't have kids, the changes may have an impact your property values.

Candler Park Real Estate Agents, Atlanta RealtorsCandler Park is one of the hottest neighborhoods in Atlanta -- and definitely one of my favorites!  It is centrally located between Inman Park, Little Five Points, Emory and Druid Hills, offers easy access to the interstate (Freedom Parkway), has some fantastic neighborhood restaurants and pubs, offers lots of greenspace, more than a dozen annual festivals and events, stunning turn of the century homes, the list goes on and on (and on!).

Candler Park real estate is still in high demand.  Home values have gone down since the real estate boom in 2005 to 2007, but they haven't been as impacted as some of the other neighborhoods just a few miles down Moreland Avenue.

Single Family Homes Sold in Candler Park

We are thrilled to report that 2011 was a good year for home sales in Candler Park!  The number of homes sold increased by over 20% from 2010 (44 versus 35) and the average home sales price also had a modest increase of 4.3% ($417, 158 in 2011 versus $399,300 in 2010).

As you'll see in the charts below, the average sales price appears to be on the way UP!  If the home values climb again in 2012, hopefully we can say that the worst is over and 2010 was the "bottom of the market" in this Atlanta neighborhood.

Single Family Homes Sold in East Atlanta

The number of single family homes sold in 2011 was up slightly from 2010, but the average sales price did take a beating, dropping almost 17% from the previous year.

ast Based on our research and experience, it appears that the drop was due to a higher number of "under $100K" foreclosure sales, many located on the outskirts of East Atlanta, an increase in the # of short sales and a small decline in the overall home values in the area.  

One interesting item to note is that the list price to sales price ratio remained strong at 95%.  For example, a $200,000 home would sell (on average) for 95% of the listing price or $190,000.

Homes took almost 12% longer to sell in 2011, most likely due to the fact that sellers were trying to adjust to the declining home values.  

No matter what market we are in, it is always so important to price your home correctly the first time.  If your home is priced according to the current market value, not only is it going to sell quickly, previous research tells us that is it going to sell for significantly MORE than if you had it on the market for 3, 4 or 6 months.

You Have Moved Out – The House is Vacant – Now What?

If you have to move out of your Atlanta home before it sells, this article is a must read!

The ideal situation would be to have the main rooms (living, dining, kitchen and master bedroom) staged and also price your home at or 2% below market value to ensure that it sells within 30 days.  

If you don't have the budget for staging, there are also some fantastic ideas below:

Without a doubt, this housing cycle more than any other I've experienced as a Realtor these past 30+ years, has produced a larger percentage of vacant properties listed For Sale.  In addition to the avalanche of REO or bank owned properties; and number of homes being marketed as short-sales, are folks, who need to move for employment opportunities, and other reasons.  They must leave their existing home behind.

Real Estate professionals say, vacant homes often sell slowly, and for less money than well furnished similar properties  That's because many folks buy on emotion and have a hard time warming up to an empty house.  A lived-in home can be much more appealing.

 

 

 

Empty homes often present an echo when you walk through them, and because doors and windows aren’t opened to allow air to circulate, odors can accumulate. 

So, you are marketing a vacant home, what can you do to create an edge from all other vacant properties listed For Sale?

(1) Leave draperies and window coverings on the windows when you move.  In most cases they will not fit your new home anyway.  And leaving them in place, helps to muffle the echo heard in vacant houses.

(2) Deep clean and paint the house.  When homeowners move, they take pictures and move furniture to take with them.  This usually leaves discolorations on the walls, and flaws not previously noticed are now visible.  Paint is inexpensive, and often pays dividends in sales price.  Use neutral colors, which will go with furniture, prospective homebuyers may have.

(3) Light fixtures should be left throughout the house.  Lighting helps the house seem more welcoming.  If you have 60 watt bulbs in the fixtures, consider increasing the watts to 75 or even 100, if the lamp or fixture will accommodate it.  Rooms seem larger and warmer with more light. 

(4) If you can leave some of your furniture behind, it is worth doing.  Make certain it is of reasonably good quality, and not old furniture you were planning on hauling off to the dumps.  Furniture in a marketed home can help a homebuyer put things in perspective.  Furniture provides an element of scale to a room. 

(5) Consider a Home Staging service, or furniture rental.  If you don't have enough furniture for your new home and this existing home you re selling, staging or furniture rental can make a great difference.

(6) Only rent out your vacant home if you have no financial recourse, but to do so.  Generally typical tenants do not keep houses in "show-to-sell" condition, nor are they always the most cooperative in allowing access for showings.

Where Do I Recycle Our Christmas Tree? Metro Atlanta Drop-off Locations

Now that Christmas is over, most of us will be taking down our Christmas trees in the next week or so.  

Christmas tree recycling AtlantaI personally cheated this year and purchased a "faux" tree, but for those of you purists with a live Christmas tree, please consider recycling at one of the many drop off locations in Metro Atlanta.

Through early January (most are thru January 7th), organizations and stores from all across metro Atlanta will be accepting live Christmas trees, including the most popular "One for the Chipper" program.

So instead of your beautiful tree ending up in a landfill - or rolling down your street! -- use this as a chance to reduce, reuse and recycle!   Several recycling centers are also offering a free sapling, while supplies last.

Atlanta's Inman Park and Candler Park neighborhoods both border  the popular business district, Little Five Points.  Both communities have oodles of personality and charm -- and some of the finest historic homes in Georgia.

The home sales data from this past month, offer home sellers some solid insight into the current real estate market.

Candler Park & Inman Park Atlanta Home Sales (Nov 2011 vs 2010)

Nov  2011 - 7 homes sold with an average sales price of $412,350

    • 5 of the 7 home sellers paid all or part of the buyer's closing costs
    • Homes sold, on average, at 96.4% of the listing price
    • 4 of the 7 sold in less than 20 days - and 50% of those homes sold at or higher than the listing price
    • The average # of days on the market was 65, but it ranged from 4 days to 233 days

Nov 2010 -  5 homes sold with an average sales price of $477,800 

    • Homes sold, on average, at 97.0% of the asking price
    • Over 100 days to sell a home on average

This month's data aligns almost perfectly to the Metro Atlanta 2011 sales data and also offers some important information for those of you who are thinking of selling your home in the next 6 months:

Lesson Learned #1 -->  Be prepared to pay all or part of the Buyer's closing costs

5 of the 7 home sellers paid all or part of the closing costs, ranging from $2700 to $8500

Most of the buyers now need to have a 10% or 20% downpayment in order to qualify for a loan and often don't have the extra $5,000 to $15,000 to pay for closing costs and pre-paid / escrow fees

Lesson Learned #2 -->  Price your home correctly the first time

Metro Atlanta sales data tells us that those homes that are listed at or slightly below fair market value when they are listed, sell in 26 days at 97.5% of the listing price (on average).

In this month's report, 4 of the 7 Candler Park / Inman Park homes sold in LESS than 20 days - and 50% of those homes sold at or higher than the listing price.  

The other homes that had a high listing price and had to reduce one or more times during the listing period took 82 to 233 days to sell -- and they sold for significantly less than their original listing price.

If you are a home owner and are worried about pricing your home too low, I wouldn't let that concern you.  If you are priced $10K below the fair market value, buyers will recognize that and most likely, you will receive multiple offers and will often sell for more than the listing price.  

Many banks purposely price their foreclosure homes well below the fair market value in order to generate multiple offers, select the most qualified buyers and maybe even sell the property a little higher than the fair market value!

Lesson Learned #3 -->  Intown Atlantans LOVE older homes!

In this market, we usually only have one buyer for every 12 homes on the market.  In the Little Five Points area a 4 bedroom / 3 bath Victorian or Four Square will almost always sell before the new construction does.  In November, the average age of the homes sold was 96 years sold (1915).  If you have a renovated home that was built before 1930, there is a good chance that it won't take you long to find a buyer!
